Experience informs us that the more information and the earlier a seller can provide this information about their property, the better chance they have of selling the property.
If you are selling a property at auction you will be required to submit an 'auction pack' which comprises property information forms, title documents, property search results, certificates and other important documents.
We can prepare this pack for you in advance of and then act on completing the sale post auction.
Due diligence is critical before buying at auction to avoid any unnecessary and expensive surprises. You are well advised to speak with a solicitor who might review a property’s legal pack well in advance before the auction takes place.
If successful in bidding on the desired property, you will usually be contractually obliged to purchase the property, including any liabilities attached to it, within 20 working days of the auction. That is why it is important to conduct your due diligence and raise any pertinent questions in advance of bidding at the auction.
If you are interested in a particular property being sold at auction and require due diligence doing on the auction pack please get in touch.
