- security of tenure will be conferred or excluded.
- break clause provisions should be included.
- rent review provisions should be included.
- the ability for the tenant to assign (i.e. transfer of the lease) is to be permitted.
Sometimes a lease won't be the most appropriate document to confer rights of occupancy to a property and a licence will be more appropriate where the occupation will only be for a short time and/or the proposed occupier will not have exclusive occupation of the property.
